This 500,000 square foot surgical center was looking to capture energy and lighting maintenance savings through a LED-plus-sensor retrofit. The building’s surgical operating suites were only accessible during small windows of time, while the tight installation schedule meant project management needed to be flawless.

This Silicon Valley tech manufacturer produces microprocessors found in virtually every brand of cell phone and digital camera. They approached IoEnergy for a building automation system that would lower their utility bills and improve the building efficiency and lighting in their engineering complex. The update needed to be cutting edge, and provide data-enhanced building intelligence that the engineers would both benefit from and appreciate. This privately held Chicago-based real estate investment trust (REIT) owns and operates federal and state government buildings nationwide. Seeking to modernizing their existing GSA portfolio, particularly their energy consuming assets, they employed IoEnergy to perform comprehensive, investment grade energy audits across all properties (“Efficient Enterprise Reports”), which included a company-wide LED and connected controls specification.

From there, IoEnergy commenced the portfolio-wide retrofitting of the client’s outdated fluorescent lighting, while also installing wireless building controls and performing system integration of their HVAC systems. These hundreds of connected devices were rolled up to a cloud-based control and monitoring system whereby the client can now operate key elements of all 1.7 million square feet from anywhere in the world.

These efficiency upgrades addressed the REIT’s key project drivers, which were to improve net operating income, increase CAP value and obtain Energy Start certifications by the reduction of their carbon footprint. Further, they wished to capture the benefits of streamlining predictable facility maintenance requirements (including the elimination of unnecessary service calls) and create virtual secured access to all of their properties.

The LED lighting system in this high-end commercial office building was already operating at high levels of efficiency. IoEnergy’s task was to add a state-of-the-art technology platform for smart building responsiveness. The platform, which allows for real-time data to be turned into actionable insights for smarter decisions, assists in managing lighting, HVAC, space, and safety. More than one thousand fixtures were updated with dimming LEDs, and intelligent sensors replaced the previously existing large lighting zones with hundreds of much smaller, more manageable zones. The sensors also provide daylight harvesting options and temperature controls, giving facility managers the ability to program and customize very specific lighting levels for employees at desks, offices, and labs throughout the building.

Along with the flexible programming settings, the software includes an energy manager, in which the client can generate energy savings and consumption reports, or participate in the local utility’s demand response program.

Established in 1975, the portfolio consists of over 132,000 developed sites and has twice been honored by the Manufactured Housing Institute as winner of the “Community Operator of the Year” award.

IoEnergy performed enterprise-wide LED design/build upgrades across the entire portfolio of manufactured home communities including parks, recreational spaces, common areas, street lighting, and landscape lighting. Using a phased approach, IoEnergy met “speed-to-savings” objectives by dividing projects into regional tranches and managing up to twenty concurrent projects at a given time.
